Masonry is porous. Brick and mortar absorb rain and melting snow like a sponge, and then Minnesota does the rest: the water freezes, expands, and pops brick faces off and crumbles mortar joints, one winter at a time. Waterproofing a chimney is about stopping that cycle — with the right kind of product.
Eagle Chimney MN waterproofs chimneys across the Twin Cities with vapor-permeable masonry sealers made for chimneys — protection that keeps liquid water out while still letting the masonry breathe.

Why 'Breathable' Matters
The worst thing you can do to a chimney is coat it with a non-breathable sealer or ordinary paint. Water vapor generated inside the flue and the home migrates outward through the masonry; a film-forming coating traps it inside the brick, where freezing does even more damage than rain ever did. Vapor-permeable waterproofing works differently: it lines the pores of the masonry so rain can't soak in, while vapor can still escape. It's the difference between waterproofing and wrapping your chimney in plastic.
What Waterproofing Protects Against
- Spalling brick faces from freeze-thaw cycles
- Crumbling, recessed mortar joints
- Efflorescence — the white salt staining that signals water moving through masonry
- Rust and deterioration of dampers and metal components
- Interior leaks that stain ceilings and walls
- The slow structural decline that turns maintenance into rebuilding
When Waterproofing Makes Sense
Waterproofing is preventive care, and it works best on masonry that is still sound: after repointing or repairs are complete, on chimneys in good condition whose owners want to keep them that way, and on any chimney showing early efflorescence or minor absorption issues. It is not a substitute for fixing cracks, crowns or flashing — we'll tell you honestly if your chimney needs repair first. We waterproof after the underlying work is done, so the protection is protecting something solid.
